Securing your booking
We request a minimum 25% deposit to confirm bookings. You are welcome to pay more or even the full amount if this makes it easier for you to manage your holiday plan.
The remaining balance of your rental cost (75%) is due 8 weeks before the start of your holiday.
Accepted payment methods
Payment is made by bank-to-bank transfers unless otherwise arranged. We accept payment in Euros only.
Good housekeeping/security deposit
A refundable deposit is required for the rental of a property. This deposit is calculated based on occupancy and is due in CASH on arrival. This will be returned to you at the end of your stay, providing no deductions need to be made. The properties are rented on a clean to clean basis, guests are expected to leave the property clean and tidy on departure.
Deductions
The guests agree that deductions from the security deposit will be made if we find the property needs excessive cleaning, or unnecessary damage or breakages have occurred. This includes wilful or accidental damage to the property and/or its contents. Guests are expected to leave the property clean and tidy. Unnecessary or excess cleaning is charged at €30/hour or part of. Loss or failure to return keys will be charged to you at €150 per set of keys.
It is the clients’ responsibility to report of any breakages or damage to the property or its contents to us before departure.
Cancellation
Up to 8 weeks – administration charge of £50 or €75
4-8 weeks – 50% of rate refunded minus the administration charge
2-4 weeks – 25% of rate refunded minus the administration charge
Less than 2 weeks – no refund
In the extremely unlikely event that we have to cancel your booking for reasons beyond our control, our liability is limited only to the return of all monies paid to us, although we will do our utmost to find alternative equivalent accommodation. No flights, car hire or any other costs or losses incurred as a result of your trip will be refundable by us lisboncoastcottages.com
Arrival and departure times
Unless you have prearranged alternative arrival and departure times with us, they are as follows:
All properties – You are expected to arrive no earlier than 6pm on the designated arrival day. You are expected to leave by no later than 10am on the departure day.
Arriving and departing: anti-social hours
In the event of an arrival or departure between the hours of 10pm and 7am, a €50 surcharge is applicable.
Wi-fi
Wi-fi is provided as a free of charge courtesy for our guests. No compensation or refund will be provided should the service not be available due to ISP service outage. Routers & Range extender boxes: It is forbidden for guests to press the hard reset button. An €100 charge will incur should the hard reset button be pressed resulting in the wiping of configuration settings.
Fire protection equipment
Extinguishers have a legal requirement to be serviced annually and have a security seal fitted. Removal of the seal will incur a €100 charge for re inspection. Good house keeping / security bond will be forfeited if malicious discharge of fire extinguisher occurs. This is to cover refill and re-inspection of extinguisher and subsequent cleaning of property required. Fire blankets: Malicious removal of blanket from container will incur €50 charge for replacement.
Smoking
Smoking is strictly forbidden in any of the properties. Guests are allowed to smoke outside only. The security bond will be forfeited if guests ignore this condition of the rental, to cover extra cleaning costs and inconvenience to subsequent guests.
Children
Parents or guardians must be responsible for checking all safety aspects of the accommodation relating to children.
Sub-letting
It is forbidden for guests to sub-let the property. The rental will be terminated with immediate effect, with no refunds or compensation, if this occurs.
Occupancy numbers
The rental of a property is strictly limited to the agreed number of occupants at the time of booking. The rental will be terminated with immediate effect, with no refunds or compensation, if this condition is not respected.
Utility bills
Electricity, gas and water are included in the rental rate. We reserve the right to charge for these in the event of abnormal expenditure.
Rental rates
Rates advertised on our site are correct at the time of publishing. The lisboncoastcottages.com website is the basis of the service we provide. Rates advertised on our website override any other rates seen on adverts. We reserve the right to update our rates or any other information without prior notice.
